5 Roding Circle sits on a quiet cul-de-sac at the north edge of Bella Vista, two minutes from the Cable Park entry, three minutes from the Back 40, and right beside the Little Sugar trail system — the trail you keep hearing about. Inside is an open-plan main floor anchored by a stone fireplace and a long marble island, with a hundred-year reclaimed beam crossing the ceiling.
It is fully dog-friendly — fenced yard, dog door to the deck, water bowls already out. Most of our regulars travel with at least one large dog; the husky in some of these photos belongs to us, and she's vetted the floor plan thoroughly.
Two queen bedrooms, one full bath (rainfall shower with eucalyptus), full kitchen with gas range, washer and dryer, and a Tesla wall charger on the side of the house. Tree-shaded deck off the back, fire pit beyond that, and a side path that drops you straight onto Little Sugar.
Self check-in by smart lock. The Razorback Greenway terminates a few minutes south on Bella Vista Lake. XNA is twenty-five minutes. Downtown Bentonville and the Crystal Bridges trails are fifteen minutes the other direction.
